Our Scope of Work
900+ Windows — Manufactured, Supplied & Installed
ACS (Antvic Craft Studio) was appointed as specialist sub-contractor for the full window package at Ladymead, Guildford — one of Surrey’s most significant office-to-residential conversions, transforming the former Allianz Insurance headquarters into 108 modern apartments.
With over 900 windows manufactured, supplied and installed, this is one of our largest single-building window packages to date. Our scope covered the complete external glazing envelope — from uPVC windows across the residential floors to fire-rated aluminium windows, aluminium curtain wall, cladding, flashings and headers throughout.
From manufacturing in-house through to installation on site, our team managed the entire process from start to finish — working closely with the main contractor to maintain programme and deliver a quality finish across all four residential floors of the development.
Package Breakdown
Supply and installation of over 900 uPVC windows across the 108 residential flats on floors 1–4, providing high thermal performance, acoustic insulation and a clean, contemporary finish suited to the building’s conversion specification.
Supply and installation of fire-rated aluminium windows to specified areas of the development, meeting the fire performance requirements for this category of residential conversion in accordance with current building regulations.
Aluminium curtain wall system installed to key elevational features of the development, providing a continuous glazed envelope with integrated weather performance, thermal break and architectural depth to the facade.
Supply and installation of aluminium cladding panels to the external facade, providing a durable, low-maintenance finish that enhances the building’s contemporary architectural character following conversion.
Installation of aluminium flashings and headers throughout, providing weatherproofing at all window and cladding junctions and a precise, quality finish to every opening across the development.
About the Development
Former Allianz HQ — Office to Residential, Guildford
57 Ladymead is the former Allianz Insurance UK headquarters — a 122,515 sq ft office building in Guildford town centre, granted prior approval for conversion to 108 residential apartments across floors 1–4. The unit mix comprises 36 studios, 35 one-bedroom and 37 two-bedroom flats, with the ground floor retained as commercial space.
The conversion represents one of Guildford’s most significant office-to-residential schemes in recent years, located within the Stoke ward and well connected to Guildford town centre and London Road station. ACS’s window package — at over 900 units — reflects the scale and ambition of the development.
